Jan. 01–The Tel Aviv Local Planning and Building Commission has approved for deposit plans for two 40-floor high-rises in the Nahalat Yitzhak neighborhood, and three plans for 263 beachfront hotel rooms and 57 apartments.

The Nahalat Yitzhak residential and commercial project, immediately east of the Ayalon Highway and south of the Ramat Gan Diamond Exchange, will have up to 300 apartments above a commercial ground floor. At least 20 percent of the apartments in the residential high-rise will be small 75-square meter units. The commercial building will have 22,000 square meters of main space.

The beachfront hotel and residential plans are part of the city’s plan to increase the number of hotel rooms, with an emphasis on low-cost rooms. The first plan, for 23-27 Hayarkon Street, is for a five-floor hotel and residential building topped by a 13-floor hotel. The plan proposes 140 hotel rooms and 57 apartments, including 12 small apartments. The existing buildings on the site will be demolished.

The second beachfront plan is for 48 Hayarkon Street. The current three-floor hostel on the site will be demolished, and replaced by a new five-floor hotel above a commercial ground floor. The hotel will have 55 rooms.

The third beachfront plan is for the lot at the corner of Ben Yehuda Street and Gordon Street, occupied by the 63-room Dvora Hotel. The plan calls for adding two floors with 45 rooms to the building, and partly enclosing the roof.
