Dec. 05–A local business will be bringing a 120-room hotel to be built in the next phase of One Place in front of the BOK Center, Tulsa Development Authority commissioners were told Thursday.
Paresh “Pete” Patel, president of locally-owned Promise Hotels, said the $15 million development will provide about 50 jobs, not including construction work.
“We’d like to get you checked in by early 2016,” Patel said to a TDA commissioner.
It’s the fourth announcement of a downtown hotel development in recent weeks and the third by Pete Patel.
The 86,000 square feet, 120-room hotel will connect to the other buildings at One Place and will not have dedicated parking.
Bob Eggleston, One Place developer, said parking is not required for the building and is available within a block of the planned hotel.
Eggleston said other major cities have downtown hotels which thrive without dedicated parking.
The planned Hampton Inn will be the third Hilton-brand hotel in downtown Tulsa, which includes Hilton Garden Inn — currently under development by Patel’s Promise Hotels.
Promise Hotels’ ownership consists of nine hotels, 900 rooms and 250 employees in the Tulsa area, according to a release.
Construction will be managed by The Ross Group, a company with offices in Oklahoma City that managed construction of the Jenks’ Oklahoma Aquarium.
Other hotel developments recently announced downtown include:
–Patel’s Hilton Garden Inn development at the southeast corner Second Street and Cheyenne Ave. will be about a block from the hotel announced today. The Garden Inn is a $16 million project for a 134-room hotel. It was announced Nov. 14. Construction is expected to start next year and be complete in 2016.
–Patel also is planning a new Holiday Inn Express, which will be located southwest of ONEOK Field. The hotel will be built at the corner of Archer Street and Detroit Avenue and is expected to occupy a significant portion of the block bounded by Archer, Detroit, Elgin and the railroad tracks. Few details have been publicly released on the proposal, but Patel agreed to a letter of intent with the Tulsa Stadium Trust to develop the parcel of land.
–A hotel will be located in the former Parker Drilling Building, at the corner of Main Street and Third Street. Andy Patel, the president of Anish Hotel Group, and Jay Jain purchased the 59,000-square-foot property from Houston-based Parker Drilling for $850,000. Probst said the developers intend to bring an established hotel brand to Tulsa.
Andy Patel is the developer of a four-story hotel at the RiverWest development in Sand Springs, the Aloft Hotel at U.S. 169 near 71st Street and the new Comfort Inn & Suites in Glenpool, among others. He has 11 hotel properties open or in development in the metro area.
