July 17–A 33-story hotel and condo tower would rise up across the street from the John Hancock Tower in the Back Bay under plans formally filed today with the Boston Redevelopment Authority.

Trinity Stuart LLC released drawings and details about its 40 Trinity Place project, which will include a 227-room hotel, 115 condos and a two-story sky lobby.

The tower would feature a “signature casual neighborhood restaurant” on the ground floor to be run by an “acclaimed local chef,” according to the filings.

The hotel rooms would fill the middle floors, with “elegant, modern” condos above.

The two-floor sky lobby, featuring conference and meeting space, on the 18th and 19th floors would offer a “stunning” restaurant, lounge and roof terrace. There would also be a third “small, quiet” restaurant.

Crews would demolish the existing Boston Common Hotel and Conference Center that currently sits at the corner of Stuart Street and Temple Place to make way for the tower.

Trinity Stuart is comprised of developers Gary Saunders, Jeffrey Saunders and Jordan Warshaw. Their previous projects have included the transformation of the former Boston Police headquarters into Jury’s Hotel. They’ve also been either the current or former owners at one time of the Lenox Hotel, the Copley Square Hotel and the Park Plaza Hotel.

The Herald first reported the project in October had received Mayor Thomas M. Menino’s blessing. Menino called the tower plans “a wonderful addition.”
